Hey guys! Happy Thursday! Today seems like a perfect day for quick little update on where we are with House #4! I haven’t shared a ton of our progress just yet because I’m going to put it all together in an actual progress post once we wrap up all of our projects. But, in the meantime, I wanted to share a little bit of what we have going on and what we’ve done so far!
If you’re new to the blog, my boyfriend Nick and I, are in the business of flipping houses! Nick does a TON of work himself and can pretty much transform anything and has only grown his talents more with each and every project. I help out with things like painting (and tons of it!), decision making, paperwork, and the actual buying and selling process as I’m a licensed a real estate agent here in Arkansas! So, we make for quite the team and it couldn’t be more fun! We’re working on our 4th flip house here in the central Arkansas area and we’re loving every bit of it! We never know where we’re going to end up next as we live in the actual flip houses while we work on them, which only adds an extra interesting factor to the whole process. Oh, and our 2 dogs are our extra roommates too! WOO HOO! Sounds fun, right?! 😉 I love to blog about our progress and you can find all of our previous home renovations from start to finish, here.
The phase we’re currently in is what we like to call “crunch time!”.
We closed on this house back in May which puts us right around 6 months in. Some days it feels like we’ve been in here forever, and other days it seems like we just moved in.
Here are a few of the projects we HAVE completed up to this point:
- Painted the entire exterior (and re-painted the garage)
- Painted the entire interior (still a tiny bit left on this)– (Bathrooms, bedrooms, kitchen, living area, upstairs hallways, closets, stair banister, all cabinets, sunroom.)
- New doors downstairs
- New outdoor lighting
- New hardware on all kitchen and bar cabinets and all doors
- Pressure washed the deck and fencing
- Cleared the lot for new landscaping design (It was EXTREMELY overgrown!)
- Opened up the wall from the dining room to the kitchen
- New countertops in bar and kitchen
- New backsplash in the bar and kitchen
- Under-cabinet lighting installed
- Barn door installed in great room
- New outlet covers throughout
- New lighting (including recess lighting added in the kitchen) and fixtures throughout
- Updated the entire bar area
- Built-in’s added to the living room accent wall
- New fireplace mantle
- All new moulding and blinds throughout
- Replaced the front door
- Removed flooring and replaced damaged areas
- One half bath has been renovated completely (new toilet, new paint, new vanity, new mirror)
- Some staging for re-sale
- All new appliances in the kitchen and bar area purchased and installed
- French doors installed in two areas (One area left to install)
I’m pretty sure that’s everything we’ve completed so far, but I may be missing a project or two. It’s a LOT when you realize that it’s just the two of us for the entire project. We’ve only hired out for one project (the exterior painting because of the height of the house) and it turned out to be a flop so, other than that we’ve taken this one on solo which is what we’ve done with almost every single one up until now. Nick’s brother, Andy, was helping us on the first and some of the second house we did before he moved out of state and was a HUGE help for us! But, since he left we’ve been flying solo! Nick has added almost every single trade to his resume after doing plumbing work, electrical, all kinds of wood working and building, foundation repair, and every other thing under the sun that’s needed in renovating a house! It’s insanely impressive at what he’s able to do! We’re pretty lucky he’s such an renovation expert (and does it extremely well!) because without that we’d be pretty out of luck when it comes to this business. (Or at least, out of money, because outsourcing everything would cost a pretty penny!)
A few of the major projects we have left:
Exterior landscaping, front and back to be completed
Staining the deck
New carpet in stairway and upstairs
3 other full bathroom renovations left
If you can’t tell we basically live at Home Depot, Lowe’s and Sherwin Williams. Their employees basically know us by name as to how much we go there. (Twice, sometimes 3 times a day) We also currently have paint on almost every single item of clothing we own! HA! But, nonetheless, we’re making really good progress on this one and in good time! Since we’ve moved in, we’ve also traveled out of state 3 times for about a week’s time each so that almost knocks out an entire month of work. Considering we’re working with about 5 months of real work, we’re pretty excited with how far we’ve come but it does make “crunch time” all the more real for us. Once we can wrap up a few other minor projects then we can get to the last few major ones and get it ready for the market!
We’re SO close, we can taste it and I can’t wait to show you the finished product! It’s going to be another awesome transformation, so stay tuned!! I’ll keep you updated each Wednesday with our progress, but I wanted to give you a better idea of where we actually are today! You didn’t think I’d leave you completely out of loop on this one, did you? 😉
